Living in Chelsea

Chelsea for buyers, sellers, renters and rental owners

Chelsea is one of the newest cities in the Birmingham area. It became a city on March 1, 1996, and grew from 10,183 people in 2010 to 14,982 in 2020 (Census). Much of its housing is in subdivisions off US-280 and the local highways near it, with Double Oak Mountain to the northwest.

The area was first known as Melrose. When the railroad came through in 1908, the stop was renamed Chelsea because the line already had a Melrose, according to Discover Shelby, the county's tourism site. The city's main park still carries the old name: Melrose Park, next to the Chelsea Community Center.

For buyers and sellers, Chelsea is a US-280 market. Daily life runs along that corridor toward Inverness, Grandview and Birmingham, and many Chelsea subdivisions have HOAs. A Chelsea mailing address (ZIP 35043) does not by itself mean a home is inside city limits, so we check the parcel before anyone relies on city services or the Chelsea school zone.

Schools

Which schools serve Chelsea homes?

Chelsea does not have its own school district. Its public schools are part of Shelby County Schools: Chelsea Park Elementary and Forest Oaks Elementary (K–5) feed Chelsea Middle School (6–8) and Chelsea High School (9–12).

In 2022, Chelsea voters defeated a property tax increase that would have funded a separate city school district, so Chelsea stayed with Shelby County Schools. Around the same time the county board moved the Mt Laurel Elementary zone from the Chelsea schools to Oak Mountain, as ABC 33/40 reported. The city lists more than $2.2 million in school donations since 2000 on its schools page.

Because some homes with a Chelsea address feed into other Shelby County schools, confirm the zone for each address with Shelby County Schools before you buy, list or lease.

School zones can change. Always confirm the zone for a specific address with the school district.

Buy & sell

Buying and selling a home in Chelsea

Most Chelsea homes for sale are in subdivisions, many with HOAs, and new phases are still being built. The Census median owner-occupied home value is $360,000 (2020–2024 ACS).

Chelsea buyers often compare new construction with lightly used resale homes in the same area, so we price against both, and we note HOA dues and amenities, lot size, and the drive to US-280. For new construction, remember the builder's on-site agent represents the builder; you can have your own broker. Before you write an offer, we confirm city limits, the Shelby County Schools zone, and whether the home is on sewer or septic.

Property management

Renting out a home in Chelsea

Rental homes are scarce in Chelsea: 90.0% of occupied homes are owner-occupied (Census 2020–2024), so about 1 in 10 is rented. The median gross rent is $1,414.

Renter demand comes from the US-280 corridor (Inverness, Grandview and the office parks toward Birmingham) and the Chelsea schools zone in the Shelby County Schools system. Because so much of Chelsea is in HOA subdivisions, check the recorded covenants and current HOA rules before you list. Some associations set minimum lease terms or other leasing conditions, and we review them with you.

AKS Realty Group manages Chelsea homes with tenant screening, 24/7 emergency maintenance and an owner portal, and we never mark up repairs: you pay exactly what the vendor charges.

Chelsea real estate & property management FAQ

Does Chelsea have its own school district?

No. Chelsea's public schools are part of Shelby County Schools. In 2022 Chelsea voters defeated a property tax increase that would have funded a city district. Chelsea Park and Forest Oaks elementary schools feed Chelsea Middle and Chelsea High. Confirm the zone for a specific address with Shelby County Schools.

Is every home with a Chelsea address inside the city?

Not necessarily. A Chelsea (35043) mailing address can include homes in unincorporated Shelby County. City limits affect city services and can affect school zones, so we check the parcel before you buy, list or lease.

How long is the drive from Chelsea to Birmingham?

From Chelsea City Hall, downtown Birmingham is about 19 miles via US-280, roughly 29 minutes with no traffic (OpenStreetMap routing estimate). The Census mean commute for Chelsea workers is 33.2 minutes.

Can I rent out my home in a Chelsea HOA subdivision?

Check the subdivision's recorded covenants and the HOA's current rules first. Some associations set minimum lease terms or other conditions. AKS Realty Group reviews them with you before listing, and manages the home with no markup on repairs.

What is the median rent in Chelsea?

The Census Bureau's 2020–2024 American Community Survey puts Chelsea's median gross rent at $1,414 a month, across all rental types. Few Chelsea homes are rented, so AKS prices each rental from the closest comparable leases in Chelsea and along US-280.
