Living in Helena
Helena for buyers, sellers, renters and rental owners
Helena is a fast-growing city of subdivisions built around a 19th-century Old Town on Buck Creek. It had 20,914 people at the 2020 Census, up from 16,793 in 2010. For buyers and sellers, that means many homes in HOA communities. For rental owners, it means rental homes are scarce.
Old Town grew up around a rolling mill and the Louisville & Nashville rail line in the 1800s, and you can still see it: the freight depot, the old jail, and Buck Creek dammed to form Lake Davidson beside the Helena Amphitheater. The city grew from 3,918 people in 1990 to 20,914 in 2020, so most of its homes are in subdivisions built in that period, stretching toward the Cahaba River and along CR-52 and Hillsboro Parkway.
Helena lies in both Shelby and Jefferson Counties, and City Hall and Old Town are on the Shelby side. As in any city that crosses a county line, we confirm the county, city limits and school zone for each parcel before you buy, list or lease.

Buy & sell
Buying and selling a home in Helena
Many Helena homes are in subdivisions with HOA amenities like pools and trails (Old Cahaba and Hillsboro, for example), and new phases are still being added. The Census median owner-occupied home value is $330,700 (2020–2024 ACS).
With so much of the city built in a few decades, buyers often compare similar homes across Old Cahaba, Hillsboro, Riverwoods and Dearing Downs. We compare sales within the same subdivision and note what differs: lot size, HOA amenities and dues, distance to AL-261 or CR-52, and new-construction competition nearby. If you are buying new in Hillsboro or elsewhere, remember the builder's on-site agent represents the builder. You can have your own broker.

Renting out a home in Helena
Rental homes are scarce in Helena: the Census owner-occupied rate is 91.1%, so fewer than 1 in 10 occupied homes is rented. The median gross rent is $1,574 (2020–2024).
If your Helena rental is in a subdivision, the HOA matters. Communities such as Old Cahaba and Hillsboro have recorded covenants and HOA rules, and covenants in general can affect leasing, for example through minimum lease terms or rules on tenant use of amenities. Read the recorded covenants and current HOA rules before you list, and we will check them with you. What a Helena rental offers: a house in a subdivision, the Helena schools in the Shelby County Schools system, and access to Pelham and Hoover via AL-261 and CR-52.
We manage Helena homes from Pelham, about 10 minutes away, and AKS Realty Group never marks up repairs: you pay exactly what the vendor charges.
