Living in Hoover

Hoover for buyers, sellers, renters and rental owners

Hoover had 92,606 people at the 2020 Census, making it Alabama's sixth-largest city, spread across about 48 square miles of ridges and valleys in two counties. For buyers and sellers it means a very wide range of homes; for rental owners it means steady demand around the Riverchase, Galleria and US-280 job and shopping centers.

Hoover was incorporated in 1967 and grew mainly by annexation. Riverchase, with its office parks, joined in 1980, and the Riverchase Galleria opened in 1986. The result is a city with three distinct sides: the Shades Mountain and Bluff Park area, the I-65/US-31 core around the Galleria and the Hoover Met, and the newer planned communities to the southwest (Ross Bridge, Lake Cyrus, Trace Crossings) and southeast along US-280.

That spread matters in a transaction. A Hoover address can be in Jefferson or Shelby County, which decides where the deed is recorded and which county assesses the property. Some homes near the city edges carry a Hoover or Birmingham mailing address but sit outside city limits, which changes both the school district and city services. We check the parcel and city limits early, before a buyer falls in love with a house or a seller sets a price.

Schools

Which schools serve Hoover homes?

Homes inside Hoover city limits are served by Hoover City Schools, a district established in 1987. According to the city, it runs 10 elementary schools, one intermediate school, three middle schools, two high schools (Hoover High and Spain Park High) and a career education center.

The City of Hoover reports more than 13,000 students in the district. Jefferson State Community College's Shelby-Hoover campus is on Valleydale Road.

Zones are drawn by address, not by subdivision name or mailing city. The district's school locator map is informational only, so confirm a zone with Hoover City Schools Student Services before you buy, list or lease based on it.

School zones can change. Always confirm the zone for a specific address with the school district.

Buy & sell

Buying and selling a home in Hoover

Hoover has a very wide mix of homes: houses on Shades Mountain and in Bluff Park, golf and lake homes in planned communities, townhomes and condos. The Census median owner-occupied home value is $412,200 (2020–2024 ACS), but prices differ a lot from one part of the city to another.

That spread is why we price Hoover homes from comparable sales in the same pocket of the city. Sales in Bluff Park say little about Ross Bridge. For sellers, we also note which county the home is in and which HOA (if any) governs it, because buyers and their lenders will ask. For buyers, we confirm city limits and school zone for the exact address before you write an offer.

Property management

Renting out a home in Hoover

About 29% of Hoover's occupied homes are rented (Census owner-occupied rate 71.1%, 2020–2024). The Census median gross rent is $1,457, a figure that includes apartments and condos.

Renter demand in Hoover follows the job centers and roads: the Riverchase office parks and Galleria, the US-280 corridor, and quick I-65/I-459 access to downtown and UAB. Rental homes range from condos and townhomes to single-family houses in the planned communities.

Before you lease a home in an HOA community such as Ross Bridge, Lake Cyrus or Greystone, read the recorded covenants and the HOA's current rules. Some associations limit leasing or set minimum lease terms. We check this with you before we list; we never assume. And when repairs come up, AKS Realty Group does not mark them up: you pay exactly what the vendor charges.

Hoover real estate & property management FAQ

Which school district serves a Hoover home?

Addresses inside Hoover city limits are served by Hoover City Schools, which has two high schools, Hoover High and Spain Park High. Zones are set by address, and some homes with a Hoover or Birmingham mailing address are outside city limits. Check the district's school locator and confirm with Hoover City Schools Student Services.

Is Hoover in Jefferson County or Shelby County?

Both. Hoover is split between Jefferson and Shelby Counties. The county decides where your deed is recorded and which county assesses your property taxes, so we confirm the county for each parcel early in a purchase or sale.

Can I rent out my home in Ross Bridge, Lake Cyrus or another Hoover HOA community?

It depends on that community's recorded covenants and current HOA rules. Some associations restrict leasing or set minimum lease terms. AKS Realty Group reviews the covenants with you before listing a rental, so there are no surprises after a tenant signs.

What is the median rent in Hoover?

The U.S. Census Bureau's 2020–2024 American Community Survey puts Hoover's median gross rent at $1,457 a month. That figure includes apartments and condos, so a single-family home can rent for more or less. AKS prepares a free rental analysis from comparable Hoover leases.

Do you mark up repairs on Hoover rental homes?

No. AKS Realty Group does not mark up repairs on Hoover rentals or anywhere else. We get pricing from multiple vendors, and you are charged exactly what the vendor charges. Emergencies are handled as a priority and you are notified.
